Bridging Finance
Bridging loans are short term finance options for property owners & investors. Usually available between three and twelve months. Loans can be used for properties whereby a standard mortgage is not appropriate. Auction purchases usually require transactions to be completed quickly so a bridging option is a viable option. Flexible lending criteria usually means that underwriting can be quick – these include minimum income, no income requirements or poor credit history can be accepted.

– 100% funding accepted with additional security
– Loans from £26k to £20m
– Lending area England/Scotland /Wales
– Interest options: Serviced, interest roll-up and payment deduction options available
– Adverse Credit acceptable
– Expat & applicants without permanent rights to reside in the UK accepted
– No maximum age on self-funded BTL
– Free Valuation scheme available for auction purchase (depending on product availability)
– Free Lender’s legal fees for auction purchase up to £500k (depending on product availability)
– If a property needs refurbishment, then client may be eligible to apply for additional funding allowing the costs of refurbishment works to be further advanced

Bridging Finance for Semi Commercial, Commercial & Land products

– Max LTV 70%
– Loans from £50k to £20M
– Interest options: Serviced, interest roll-up and payment deduction options available
– Adverse Credit acceptable
